Supply is inelastic in the short-term and long-term supply will not increase markedly until 2013. According to the International Rubber Study Group, global natural rubber output is up approximately 5% year-over-year.

In 2011 China's auto sales growth is expected to decline year-over-year. China cancelled the purchase tax preferential policy and the car subsidy program for rural areas. 70% of the global rubber supply is used for tire production. According to IRSG, the total global production of tires will be down from 2010.

Natural rubber prices have soared due to oil prices, the weakening U.S. dollar, and excess liquidity. Given that GDP growth is declining in Europe, Japan, China and the United States, the demand for natural rubber will decline in the short run. As the price of latex gloves increases, the substitution effect increases the demand for vinyl and synthetic gloves.

Latex prices typically track crude oil prices. Given the current supply and demand for oil, crude oil market prices should be between - 85 per barrel. Based upon a moderation in crude oil prices and all of the above factors, latex prices will moderate or remain flat for the year.

Nitrile butadiene rubber (NBR) now constitutes 68% of total synthetic rubber consumption worldwide. The demand for NBR has soared - this increase is attributed to the production of NBR (nitrile) gloves. Roughly 60% of the material used to make nitrile gloves is butadiene.

Although latex gloves have been the preferred choice for the medical industry due to better elasticity, and cheaper average selling prices, the demand for nitrile gloves has been rising. Exports of synthetic gloves to the U.S., the European Union, Japan, Canada, Australia, China and Brazil grew by 58% year-over-year in 2010. High latex prices have made nitrile gloves cheaper and more attractive. Nitrile production techniques have advanced, closing the quality gap with latex gloves. Latex allergies are also a concern. Given that nitrile prices have been more stable than latex prices, glove manufacturers can better protect margins by controlling their inventory costs using NBR.

Supply issues negatively impact prices for nitrile gloves and petroleum-based vinyl gloves. Nitrile gloves are derivatives of oil. Raw material cost increases, transportation and fuel surcharges have risen dramatically in the past six months. Given the increase in NBR demand, manufacturers have experienced raw material shortages. Japanese manufacturers were also impacted by the recent earthquakes in Japan. Nitrile glove prices will increase in the near term.

This year, vinyl costs rose nearly 25%. With the continuing high cost of oil and a shortage of synthetic materials, prices are up on average to dollars a case. Disposable glove consumers have increased their overall demand for vinyl as latex and nitrile glove prices continue to outpace vinyl glove prices. By trading to vinyl, the substitution effect puts upward pressure on vinyl prices and will continue to do so in the near term.

How to Remove or Repair Your Lath and Plaster Ceilings and Walls

Lath and plaster work is a means of finishing the internal surfaces of a house and was very common up to the introduction of plasterboards (sheetrock in the USA) in the 1950's.

This method of internal finishing consists of thin strips of timber, called laths that were either sawn or riven (split along the grain),which are nailed cross-ways onto the timber framework of the house approximately 1/4" or 6mm apart. The lath was then covered with a plaster, usually a two coat haired lime mortar mix and levelled off. A further thin coat of fine plaster was applied shortly afterwards and trowelled smooth to provide a good and durable finish.

Many lath and plasterwork walls and ceilings lasted well over one hundred years before requiring repairs apart for normal decorating, some lath and plaster ceilings have been in place for several hundred years, especially in the UK.

A crucial element of this construction is the 6mm gap between the laths, as this provides a 'key' for the plaster as it pushes through and bulges out the back of the lath slightly. This crucial keying of the plasterwork is also the source of most plasterwork failures; as the keys gradually break away due to normal movement of houses over extended periods of time.

Once a significant amount of the plasterwork keys have broken away, the plasterwork starts to crack and can separate from the laths, dropping down or sagging.

There are many ways of repairing sagging lath and plasterwork, but due to financial reasons, it is often removed and replaced with modern materials such as sheetrock (plasterboard). This method does at least allow for much better insulation material to be used, thus saving energy and heating costs in the future life of the house.

My Top Ten Ways to Repair Lath and Plaster

This is a short summary of all the ways that you can repair the lath and plaster in your home, depending upon the look you want to achieve, the time you want to spend on it and of course, your budget.

Re-decorate as it is. Vacuum to remove dust, (wash down, if required) and then re-decorate with suitable water based paint. Not a good repair if the plasterwork has gone beyond the cracking stage, i.e. sagging badly. Depends on original plasterwork condition. Cost: Very economical and quick. Pros: Period charm in abundance. Ideal for very old cottages that don't have a straight edge or surface in them. Shows imperfections. Cons: Potentially dangerous and possibly very short term solution for damaged plasterwork. Not a 'flat' finish. Shows imperfections! Fill the cracks and blemishes. Scrape out all cracks and vacuum out loose material. Fill cracks and small blemishes with decorators' filler using a suitably sized scraper or drywall spreader. Gently sand the filler flat and vacuum all dust away. Wash down if required and re-decorate. Cost: Economical repair. Pros: Retains period feel. Looks good initially. Easy and quick repair. Cons: Might only last a few years depending on plasterworks original condition. Use thick lining paper. Scrape out and fill cracks as No.2. Glue a thick grade of decorating lining paper to the plasterwork. Re-decorate. Cost: Reasonably economical repair. Pros: Retains period feel. Could gain many more years out of reasonable plasterwork. Cons: Relatively difficult on uneven surfaces. Won't stop further cracking over time if surface is still moving. Glue sagging plasterwork back into place. Plasterwork can be 'glued' back into place by drilling holes in the plasterwork, vacuuming out the dust and injecting a suitable adhesive. The plasterwork is then gently pushed back into place and supported until the adhesive dries. Cost: Medium to high cost, depending on time taken and plasterwork condition. Pros: Medium term effectiveness. Retains period feel. Cons: Arguably a specialised job and may be too difficult for an effective DIY repair. Expose the beams. Completely remove the lath and plaster, de-nail and clear away. Wire brush all plaster marks off the joists. Re-route any wiring, if required and repair any damage, holes in the timberwork etc. Clean up and vacuum all surfaces. Leave as is or decorate with varnish, wood stain, or paint. Usually just used on ceilings. Cost: Economical to medium depending on timberwork condition. Pros: All the old plasterwork is removed and finished with newly decorated surfaces. Cons: Different look and feel, arguably only suited to certain properties and owners. Difficult electrical wiring and limited choice of light fittings. Over board with plasterboard or sheetrock. Find the frame or ceiling joists, mark their position on the wall and then over-board with plasterboard / sheetrock using long (60mm to 75mm) drywall screws into the original timberwork. Board joints are then taped and filled if tapered edge drywall is used or skimmed with finish plaster if square edges boards are used. One of the most common methods to 'repair' a lath and plasterwork. Cost: Medium to high. Pros: Effectively a brand new surface is created out of plasterboard/sheetrock. Cons: Potential problems with adding additional weight or levels if there is a cornice. Loses that period feel. This one is not strictly a lath and plaster repair as it removes it! But I include it, as this is a VERY common solution to lath and plaster ceilings that have badly failed and sagged. Remove the plasterwork and lath entirely.Replace with plasterboards / sheetrock. Mark positions of all joists and timbers then fix 12.5mm plasterboards to the underside of the original joists using 38mm drywall screws. Board joints are then taped and filled if tapered edge boards are used, or skimmed with finish plaster if square edged boards are used. Cost: High. Removal of old material, new boards and finishing makes this one of the most expensive options. Pros: Plasterboards/sheetrock are stable and very flat. A permanent repair. Cons: Loses the period feel. Re plastering keeping the original laths. Removing the existing plasterwork entirely and if the lathwork is sound, re-apply the three coat plasterwork, two base coats and a thin finish coat. Cost: High, due to special skills and materials needed. Pros: Good as new finish, that also matches the surrounding period work. Long term repair. Cons: Arguably not a DIY proposition due to work involving lime plasterwork. Heritage quality. Fully support the plasterwork from underneath on blanket covered timber on props or staging. Working from above, gently remove all loose debris, old keys or nibs and dust. Employ one of the various systems available, for example fixing a wire mesh to the inside edges of the joists just above the plasterwork and then applying adhesive to the plasterwork embedding it into the mesh. Cost: Expensive due to extreme care needed and labour involved. Pros: Retains all original period features. Usually only used on plasterwork of significant historical interest. Cons: Arguably not a DIY proposition due to care needed to preserve original features without damage. Buy a newer house. Sorry, I couldn't make ten and nine ways to repair your lath and plaster just didn't sound right. Any ideas for number ten are most welcome... Cost: Horribly expensive, removal companies, estate agents, lawyers etc. Pros: No lath and plaster to repair. Cons: Everything is very, very flat, smooth and arguably...boring.

The above list is roughly in order of cost to carry out, although some aspects are moving into specialist craftsmanship where costs could escalate. It could be argued that the two most common solutions are, either to over-board the ceiling or remove it entirely and replace it with sheetrock or plasterboard.

It should be noted that complete removal of a lath and plaster ceiling involves a significant amount of mess, notably large amounts of dust and debris that requires extensive time and effort to contain and clear away.

Suitable safety equipment should be used when working on old lath and plaster.

How to Install a Pedestal Sink

Now that you've decided to rejuvenate your bathroom with a pedestal sink, it's time to bring your vision to fruition.

There are only two parts to this sink (the basin and the pedestal), and installing one will take some planning, measuring and drilling-as well as an extra set of strong hands so your sink doesn't crash to the ground.

For this installation, you'll need:

First thing's first: cut the water supply and drain the hot and cold lines.

Because your pedestal basin will be bolted to the wall, it's going to need a sturdy anchor. If your wall is made of plaster or drywall, install blocking beneath the wall surface.

Remove a section of the wall large enough to nail or screw a 2x4 between studs at basin height. This should provide a robust wall anchor for the basin. Water-resistant drywall is an ideal replacement choice for this section.

Now that your anchor is set behind the wall, set the basin and pedestal in position (remember that extra set of hands?). A pair of 2x4s to prop up on each side of the basin works great. Making sure the sink is level, mark and drill at the mounting locations on the wall for the basin and on the floor for the pedestal.

Before you mount the basin to the wall, attach the faucet and drain assembly to the bottom of it. Just a bead of plumber's putty or Teflon tape ensures a watertight seal.

Move both sink parts back into position, support the basin with those 2x4s and bolt ONLY the basin in place. Don't over-tighten the bolts or you'll risk cracking the sink. With the basin bolted to the wall (and still supported by the 2x4s), slip the pedestal out from under the basin.

Connect the P-trap, and attach the water supply lines. Once again, apply a bead of plumber's putty or Teflon tape to prevent leaks.

Shimmy the pedestal back into its final resting place beneath the basin and bolt it to the floor. If your pedestal won't take on floor bolts, applying adhesive caulk at the top and bottom of the pedestal before putting it in position should do the trick.

Finish the project by applying adhesive caulk to the spot between the sink and the wall. Use your finger to smooth and blend.

A pedestal sink is an efficient and elegant addition to any bathroom. And, as you can see, it doesn't take too much to set it up for use and a lifetime of good looks.

Sound is transmitted from its source to the ear by waves traveling through the air. The volume of the sound when it reaches you is affected by the distance from the source and the presence of obstacles between the source and the ear.

It's those obstacles we're concerned about - how can we make them stop the sound waves?

Some materials are better at attenuating sound energy than others; generally the thicker or more massive the material the more sound energy it absorbs. But placing big, thick, heavy materials between living units can be impractical and expensive, especially if you're remodeling an existing home.

Fortunately there are some easy and inexpensive ways to build good "soundproof" walls and floors and to greatly improve the sound characteristics of existing construction.

Air Lines

When a sound is created on one side of a wall or floor, the energy causes the building materials to vibrate; if that material is a thin, flexible material such as drywall or wood flooring, it picks up the vibration and easily transmits it to the next material in the assembly.

If the next material is air - in a hollow wall or floor assembly for example - then air vibrates, continuing the transfer of energy to the next material. Much of that sound energy can be stopped simply by filling the air space with insulation such as fiberglass batts or cellulose. The "loose" nature of insulation doesn't transfer energy well and does a very good job of reducing the volume.

Small openings in walls are a big source of sound transfer. Light switches and electrical outlets are installed in cutouts in the drywall and are often aligned directly across from each other. When the electrical boxes are installed, there's no room for sound insulation. The solution is to move one of the switches or outlets so that they're not aligned and allow room for insulation behind them. It's a small detail that can help a great deal.

To reduce the sound leakage even more, caulk the electrical boxes to the drywall to eliminate any air passages from the outside to the inside of the wall. On exterior walls the same concepts apply - insulate and seal all small openings to reduce noise.

Good Vibrations

But blocking air space is only part of the solution. When building materials touch each other they vibrate and transfer sound energy very effectively. There are some specialized materials and a few basic techniques you can use to separate building materials from each other that work in new construction and remodeling.

An acoustic mat is a thin pad that can be rolled out on the floor like carpet padding. It's placed under a wood floor or under carpeting and helps separate the building materials from each other. Some types of acoustic mats can be installed in walls under the drywall. Either way, an acoustic mat "breaks the connection" between building materials and helps reduce sound transfer.

In new construction and remodeling, a common technique is the use of stand-off clips, metal strips that attach to wood framing. The drywall is then attached to the strips instead of the wood; as sound energy causes the drywall to vibrate, the clips absorb the energy before it is transferred to the framing.

An even more effective but somewhat more expensive solution is a staggered-stud wall. In this framing technique, two parallel walls are built with offset studs; the walls "nest" into each other without touching, and the interior finish is only attached to one side of each wall. This completely separates the materials and is very effective when combined with sound insulation.

Quiet As A House

Although there are many high-tech sound insulation products on the market, they're not always needed to significantly quiet a home. Simple and inexpensive techniques can eliminate most unwanted sound from adjacent living units, next-door neighbors, and noisy streets.

Most home building construction projects are estimated based on the prevailing cost of materials and the hourly wage to repair, install, or construct the project. Most contractors know their crews' production rates and can estimate with accuracy.

Material prices, for instance, rise and fall in accordance with the nationwide or worldwide supply and demand of lumber, cement, and raw materials. Production will also change with job site conditions, which can change by the hour (in the case of bad weather) or by the job (if there's a shortage of materials, or if part of the work must be done from scaffolding or ladders).

2. Confined Work Spaces: Add 15 to 25 percent to your labor costs when work needs to be performed using ladders, scaffolding, or in a crawl space.  

3. Height Factor: Add one percent to your costs for each 10 feet of height that material must be lifted above ground level.  

4. Tradesmen Skill Level: Add five to 40 percent to your labor costs for tradesmen with below-average skills.  

5. Small Jobs: Add 30 to 50 percent to small jobs where fitting and matching of materials is required, adjacent surfaces have to be protected, and the job site is occupied during construction.  

6. Major Disaster Work: Add 25 to 50 percent to your costs for work done following a major flood, fire, earthquake, tornado, or hurricane. Skilled labor may be in short supply and you'll probably have to settle for whatever labor is available, and pay more for it as well.  

7. Difficult Conditions: Add 10 to 35 percent to your costs for demanding specifications, rigid inspections, a demanding owner or an inexperienced architect.  

While estimating construction work is a difficult skill, identifying workplace conditions can help you in determining a realistic labor cost for a job. Never make your estimate solely from the plans. Always visit the job site to determine actual conditions.

Chinese Drywall - Testing Vs Repairing

Chinese drywall is a developing problem. No official government endorsed testing protocol currently exists. Similarly, no government endorsed remediation and repair protocol exists either. This should come as no real surprise. The government has also not officially recognized the health implications and adverse health effects that are caused by Chinese sheetrockl. This is in spite of the fact that numerous reports exist linking coughing, nose bleeds, etc to Chinese drywall. It has only been in the last two months that the government linked the corrosion associated with Chinese drywall.

Now, word is that the Consumer Product Safety Commission (CPSC) is out of money for this investigation. The good news is that several builders have taken the initiative to remediate Chinese sheetrock on their own. Home owners should be cautious. Typically, these builders ask the owners to sign a release of liability. When the work is completed, the owner will have no course of action against the builder. In addition, some of these releases assign all future damages awarded to the builder. The owner effectively has no claims against anyone.

The science behind testing the material, however, is a science that is better established. Identifying the marker compounds typical of Chinese drywall makes it possible to utilize tested and guaranteed technologies to develop an insurable and guaranteed testing protocol for Chinese drywall.

As always, buyer beware! Chinese drywall testing and repair firms should be fully insured. Testing firms should offer a fully insurable testing protocol, not just E&O insurance. It is hard to recommend repairing these homes until the effect of this gas on framing material, etc has been established.

In our property management company, we use the addendum below and insert it into the lease. It lists all the common damages and we assign repair costs. The lease clearly states the tenant will be charged these amounts in the event any of these damages occur. We go over this list with the tenant during the lease signing so there can be no misunderstanding. This procedure in effect draws a line in the sand. If they move-out and the rental has not been properly cleaned or maintained, they will be charged, and the amount of those charges is spelled out in advance.

Of course, the former tenant will still call you up and scream, yell, or deny any of these damages occurred. "It was like that when I moved in," is very common response. If you have been on the ball and took digital pictures of all damages, you simply email them the pictures with a scanned copy of their lease. At this point, the tenant knows you have them "dead to rights." They will still moan and complain, but at least you have headed off a possible small claims court case against you for wrongfully keeping the security deposit.

Even if they might file such a case, the judge is far more likely to see your side of the issue when you can provide pictures of damages and a signed lease that clearly spells out damage costs. Demonstrating this sort of professionalism and organization is a big relief to most judges. They are used to hearing all sorts of cases where landlords unlawfully keep the security deposit because of improper notice, dishonesty, or laziness.
